I have several years of experience applying for Letters of Map Change through FEMA and have successfully had close to one hundred properties removed from the Special Flood Hazard Area, therefore removing the flood insurance requirement.  This site is mostly to help people understand the flood insurance requirement but with my experience I can also assist property owners in making this application to FEMA.  When not familiar with the process, gathering the proper information and filling out the application can be a bit overwhelming.  I would also handle any follow up requests that FEMA may have for additional information.  There are several companies out there that charge a big fee to assist property owners with the process... several hundred dollars.  I would be looking to cover my costs such as postage, envelopes and copies as well as a small fee for the time involved in setting up the application.  If you would like me to make the application to FEMA on your behalf I only charge a flat fee of $50.  You will benefit by no longer having to pay the flood insurance as well as being able to recover the current year's and one previous year's flood insurance premiums you've paid from your flood insurance agent.  The refund is usually only on a LOMA and not a LOMR.

In almost every case that the structure's lowest adjacent grade is at or above the BFE the LOMA procedure is successful.  Once you have the elevation certificate you will know whether this applies to your structure or not.

I can also help if you need a copy of the flood map with your property plotted on to it, an exhibit showing the flood map overlaid on to an aerial photograph, or a copy of a parcel map showing the location of your property. I can provide any one of these for $10, two of these for $17, or all three for $25. There are few cases when one or more of these items are not available in certain areas. If I am applying for a LOMA for you the flood map and parcel map that I send to FEMA are included in the $50 fee.
